12. Refinish deck (or have it refinished)
The reason this ended up on the backup list instead of the main one was because I honestly didn't expect it to happen. Then my husband got a wild hair one day and powerwashed the deck. That changed everything. We couldn't leave it untreated over the winter, so we took a couple days to repaint the whole thing, including the stairs. The paint we used - a "deck repair" goop roughly the consistency of pudding - did a great job filling in a lot of the cracks. We'll repaint the white railing in the spring.
